Summer is traditionally considered peak season in the real estate world. And more homes indeed sell during the warmer months, but that doesn't mean you shouldn't buy a home in winter. In fact, as our real estate agents in Chicagoland have learned, the truth might be just the opposite. 

Finding your dream home in winter

Buying a Chicagoland home in winter comes with some significant advantages. At the end of the day, the right time to buy is whenever you're ready. But if your homeownership timeline aligns with the colder part of the year, you might enjoy some of these perks.

Less competition

In summer, you might find a house you love only to discover that a bidding war has begun before you even make an offer. That's because, generally speaking, most people prefer to buy a home and move when it's warm and sunny outside. Buying a home in winter simply isn't as popular, and you won't be faced with such stiff competition from hordes of other prospective buyers. 

Lower prices

Because there are fewer buyers out looking for a house during winter, it's possible to get a better deal. While there are no guarantees that home prices will be lower this time of year, the overall trend is that homes tend to sell for less in winter. 

Motivated sellers

When someone decides to list their home in winter instead of the red-hot real estate months of summer, it generally means that they're highly motivated to sell. What does that mean for prospective buyers? It could mean that the seller is more willing to make a deal. With fewer buyers, motivated sellers may be willing to accept a slightly lower offer, or add in perks like covering closing costs or making repairs before closing.

Faster process

The closing process tends to move faster when the seller is highly motivated to move, perhaps because they have a job or another house already lined up. With fewer homes being sold this time of year, wait times for mortgage processing also tend to be lower.

More time with your agent

In all likelihood, your real estate agent isn't as busy in winter as they might be in summer. That gives them more time and bandwidth to provide you with personalized support and attention. They may even be able to arrange same-day viewings to fit your schedule.

Things to watch out for

Buying a home in winter has definite advantages, but there are also a few potential drawbacks. While they should not discourage you from taking advantage of buying during the winter months, there are certainly a few things to watch out for:

  • Inventory may be limited. While winter offers motivated sellers and less competition from other buyers, it's also true that fewer people choose to sell their homes this time of year. 
  • Inspection challenges. Inspections can be delayed due to inclement weather, and it may be difficult to fully complete inspections of the home's exterior in winter. 
  • Potential for delayed closing. Although the closing process usually moves quickly in winter, there is a chance that delayed inspections and appraisals due to weather can hold up the process. 
  • Dim lighting can hide flaws. Beware of early sunset times in winter. Flaws in a home can be hard to spot after dark, so be sure to schedule home tours during daylight hours if possible.
